MTA or Medium Term Accommodation is funded for NDIS participants who need a short to medium-term accommodation solution.
We also offer solutions for private persons and other insurers on a case by case basis.

The NDIS funds Medium Term Accommodation (MTA) for up to three months with extensions available on a case-by-case basis.
MTA funding might be used for a spare room in a group home, hotel room, private rental. The rate doesn't vary, and there is no obligation for the MTA provider to provide an accessible space.
The 451 Beach MTA offering is a bit unique, it:
451 Beach offers 2 bedroom apartments with many accessible design features to make your stay as comfortable and convenient as possible.
Automatic doors in all apartments provide easy access, and ensuite bathrooms are suitable for independent or assisted showering. All door openings are wide, with generous spaces throughout the kitchen and living areas. The balconies are long and wide, you may host your guests comfortably inside and out.
With a queen-sized second bedroom, you needn't stay alone. Bring your family or support team.
Our team understands that if you are in need of MTA you are likely in new and difficult circumstances, and need a functional and restorative place to stay while you make your way to your long-term home.
Where possible we will cater for needs not anticipated by accommodation providers who do not specialise in specialist disability accommodation.
We can also connect you to support and nursing providers with clients at 451 Beach supported 24/7.
Our accommodation is heavily discounted when compared to a hotel room that the NDIS is reluctant to fund, or even group home where an MTA bedroom is priced at the same rate as a whole home. Our rates are cross-subsidised by other revenues to ensure your daily costs are kept to a minimum, and within NDIS pricing limits.
With all MTA offerings, you will have out-of-pocket expenses. Currently out of pocket expenses are set at the equivalent of 25% of the Disability Support Pension and 100% of the Commonwealth Rent Assistance payment, plus utilities.
