451 Beach offers a range of two and three-bedroom specialist disability accommodation (SDA) apartment layouts to accommodate singles, couples, families, friends sharing, or live-in supports who wish to lease.

All apartments have a spacious feel through the living areas and bedrooms. This is further enhanced by the floor-to-ceiling windows onto our outdoor spaces that double as an additional 20m2 living space, with views into the treetops.
We have taken a high degree of care to provide accessible features over and above that prescribed by the SDA design standards. If you enjoy time in the kitchen you will appreciate free leg space below the kitchen sink and induction cooktop for preparing meals and cleaning up.

To be considered for an SDA apartment you will have funding for SDA listed in your plan or be applying for the funding. If you think you are eligible and haven't yet requested funding please feel free to reach out so we can put you in touch with professionals who can assist you.
Our best advice is to make sure you engage a support coordinator who understands SDA funding. It is highly recommended if your support coordinator isn't experienced that you consider engaging a support coordinator for this specific process, someone who can provide you comfort they have successfully managed this process before. Please reach out if you need a referral to an experienced support coordinator for Home and Living applications.
Ideally, yes. Your funding plan should also include OOA for SDA accommodation and also Onsite Shared Supports so that you can contribute funds from your plan to the provider offering this service. This may be a stated support or part of your core funding. It is recommended that you speak with your support coordinator and planner about appropriate funding being included in your plan.
Your NDIS SDA payment will cover the lion's share of the rental payment. Your contribution is currently $231 per week. This is equivalent to 25% of the disability support pension plus 100% of the Commonwealth rent assistance allowance.
No. If you choose to share your apartment with friends or family, there will not be any additional charge to your household.
Just the same as you would in any other rental property. Internet, power, water. Our power is subsidised by the energy provider and is currently offered at 5% below Synergy retail prices.
A service agreement and a standard residential tenancy lease with bond and all the usual rental agreement conditions, with some additions to cater to the SDA payment arrangements and the quality and safeguard obligations we have to you.
The length of your tenancy agreement shall be a minimum of 12 months. If you prefer extended periods we will let you determine an agreement length that makes you most comfortable.
You've offered me a place, I have some further questions before I move in
If you haven't already arranged for a functional assessment you will need to complete one with your OT so they can determine what additional technology you would benefit from in your new apartment and prepare a report. This would be followed up with a quote to establish a budget for the purchase of assistive technologies. Halcyon is able to provide you or your support coordinator with building drawings, specifications and advice regarding on-site provisions already in place.
You should expect to bring everything you would typically require to furnish a home. A dryer and dishwasher is provided, however, all other household appliances are not. If you need help or advice with furnishing your home, we are here to help.
If you do need help, reach out. We will make our handyman available to you to hang art, TVs or undertake any of the fiddly tasks that you need assistance with to make your new apartment home, like screwing together flat packs!
